Long-Term Rental Reports Are Here, and a Few KW Agents Get Them First

We’re rolling out long-term rental reports inside the KW Rental Investments community, and a small group of selected agents gets them first.

A long-term rental report showing the monthly cost to own a house

Folks, I’ve been sitting on this one for a while, and I can finally say it out loud.

We’re rolling out long-term rental reports inside the KW Rental Investments community. Right now they’re going to a small group of selected agents first.

This one is big.

The question every buy-and-hold investor asks

You know the moment. Your client is standing in the kitchen, and they ask:

“If I rent this out, does it pay for itself?”

Until now, answering that meant a spreadsheet, a few phone calls, and a follow-up email two days later. By then the client has moved on.

Now you answer it with one report, prepared for your client by name, with your photo and your contact details on it.

What’s inside the report today

Here’s everything our beta agents can put in front of a client right now:

FeatureWhat your client seesWhy it wins the conversation
Rent estimateWhat the home should rent for, with a low-to-high range and the nearby rentals behind itA number they can trust, with the proof right beside it
Where the rent sits in the ZIP codeHow that rent compares with similar-size homes nearby“Priced to rent” becomes something they can see
Cost to ownMortgage, property tax, insurance and HOA, per month and per yearThe real monthly bill, before they sign anything
Cash flow at a glanceRent against the cost to own, and what’s left each monthThe first thing every investor asks, answered up front
What-if slidersChange the rent or the down payment and watch the numbers move, including the break-even rentYour client plays with their own deal, live, with you
What wears out, and whenThe roof, heating, cooling and other big-ticket items, plus a monthly amount to set asideNo surprise $15,000 roof in year three
Rent growth over the yearsRent across lease renewals and a ten-year ownership viewThey see the long game, not just month one
Furnished and mid-term optionWhat changes if the home is rented furnished, for example to travelling professionalsA second strategy on the same property
Due-diligence checklistItems flagged from the property itself, like an older roof or a tax bill likely to rise after the saleYou look like the agent who thought of everything
Two versions of the same reportA full analysis for seasoned investors, and a plain-words view for first-time landlordsThe right report for the right client, every time
Every number is yours to changePrice, rate, rent, insurance and more, and the whole report updatesIt fits the deal your client is actually looking at

Everything is prepared for one client, signed by you, and branded KW Rental Investments.

Why only selected agents?

Because we want to get this right.

Our beta agents use it on real deals and tell us what their clients need to see. Some of the best parts of the report came straight from those conversations: the section on what wears out, the rent growth view, the furnished option, and the plain-words version for first-time investors.

We’re opening it up to more agents as it settles. The fastest way to be next in line is to show up and say hello.

Already running STR reports?

Perfect. Short-term rental reports stay exactly where they are. Now you can put the long-term picture right next to the short-term one, for the same property, and let your client choose.

His entrepreneurial journey has encompassed a wide range of sectors, including real estate, technology, media, manufacturing, and more. With a keen eye for innovation and a track record of success, Jason has established himself as a dynamic leader capable of driving growth and achieving exceptional results.

As the Chief Executive Officer (CEO) of TSM Studio, President of Next Move, and Co-Director of Keller Williams Sports and Entertainment, Jason Ross has established an illustrious career in the sports and entertainment industry since 2004. Throughout his tenure, he has had the privilege of serving some of the most renowned talents worldwide. With expertise spanning from branding and marketing to real estate services, Jason possesses an acute understanding of the unique needs and demands of high-profile individuals. His unwavering commitment to excellence and in-depth industry knowledge has solidified his reputation as a trusted professional in catering to the distinctive requirements of this esteemed clientele.

That operating experience is now built into software. Jason is Co-Founder of KW Rental Investments, a platform that gives Keller Williams agents the full rental-investment toolkit in one place — investor-ready listings, rental forecasts and cost estimates, lead capture, and an on-demand education library — proven in production with real agents and real deals rather than in a pitch deck. What it proved there became CommunitySync (mycommunitysync.com), where Jason serves as Director. CommunitySync gives any real estate organization its own branded member portal, public website, agent directory, and content library under its own name and domain — turning a market center, a region, or a niche community into a platform its agents actually run their business on, instead of a stack of tools each agent has to assemble alone.

  • Co-Founder of KW Rental Investments, the rental-investment platform for Keller Williams agents — listings, rental forecasts, lead capture, and agent education in a single branded system.
  • Co-Founder of CommunitySync (mycommunitysync.com), the community platform KW Rental Investments grew into, giving real estate organizations a branded portal, public website, and agent directory of their own.
  • President of Next Move, overseeing 40+ nationwide expansion teams, referral networks, and international training platforms.
  • Co-Director of Keller Williams Sports and Entertainment, responsible for the management and development of hundreds of real estate agents across North America while spearheading the creation of the first Sports and Entertainment community within Keller Williams.

Frequently asked questions

What are long-term rental reports?

A report you prepare for one client that shows what a home should rent for, what it costs to own each month, what is left over, what will need replacing, and how the numbers look over ten years. Your name and photo are on it, and every number can be adjusted to fit the deal.

Who can use them right now?

A small group of selected agents inside the KW Rental Investments community. We are opening access to more agents as the report settles.

How is this different from the STR reports?

STR reports forecast short-term, vacation-style rental income. Long-term rental reports look at renting the home on a regular lease. Agents can run both on the same property and let the client compare.
