Generate a rental forecast report

What you’ll learn

  • Turn an address into a branded rental forecast
  • Read the ROI and income projections
  • Share the report as a lead magnet

A rental forecast report gives an investor a data-backed picture of a property as a short-term rental: comparable Airbnbs, average daily rates, occupancy, and the break-even point. It's fully branded to you and shareable as a link or PDF.

Start a report

You have two ways in:

  1. From a listing — open Your Listings, find the property, and click the rental report button. The property details carry over automatically.
  2. From scratch — open Reports → Generate Report and enter the address, beds, baths, square footage, price, and images yourself.

Build the numbers

  1. CommunitySync pulls comparable properties and nearby Airbnbs to calculate the average daily rate and occupancy for the area.
  2. Add your cost inputs: taxes, mortgage, insurance, HOA, utilities, and supplies.
  3. The report shows the occupancy needed to break even alongside the expected occupancy based on area averages.
  4. Adjust the occupancy rate and nightly fee sliders to test different scenarios.

Share it

  1. Click Share to get a branded link clients can open and interact with directly.
  2. Or export a short or full PDF — both carry your photo, logo, and contact details.
  3. Shared report links are tracked under Communications → Shared Links.

Turn a report into a listing

From any report, click Generate Listing to create a branded listing from the same property data — the reverse of starting a report from a listing.

Troubleshooting

The report can't find comparable rentals

Very rural or unusual properties may have few nearby short-term rentals to compare against. You can still enter your own daily rate and occupancy assumptions manually to complete the projection.

I don't see the rental report option

Rental forecast reports are a per-community feature. If the button isn't there, your community hasn't enabled it — check with your admin.
